Redevelopment of the historic Des Moines Building, which was originally designed by Proudfoot, Rawson Souers & Thomas, and erected in 1931, transformed the vacant office building into 136 spectacular apartments with additional office, retail, and restaurant space. In partnership with the city of Des Moines, the project involved demolishing an adjacent building to create a private pocket park – the ultimate urban oasis for residents and restaurant-goers.

Situated at 405 Sixth Ave. between Locust Street and Grand Avenue, the $25 million project preserved the Art Deco detailing in the lobby and the wedding cake-esque 360-degree rooftop patio, which serves as an events venue for residents and the public. The building also features ground-level access to the city skywalk system, free parking, social lounges, and modern interiors.

The Vue on Apache is a mixed-use, transit-oriented development consisting of energized urban commercial space and modern, high-end student-oriented private apartments. It encompasses approximately 132 apartment units, 4,500 square feet of commercial/retail space, and ample parking at approximately 250 stalls.

The student-oriented apartments respond in style and finish to the overall design concept of a European, modern design with clean lines, natural materials, and sophistication of detailing. The apartments are organized above a three-level elevated parking structure with a component of street level, commercial space.

Nelson Construction & Development partnered with Slingshot Architecture in the restoration of the building, known for its Chicago School of architecture. Daniel Burnham, the famed architect of the late 19th and early 20th centuries, designed this building as the first low-rise in downtown Des Moines. The Fleming Building was added to the National Register of Historic Places in 2002.

Construction started on the Fleming Building in May 2012, transforming it into modern commercial and residential space with modern mechanical, plumbing, and interior design. The project was completed in June of 2013. The first and second floors offer commercial space and floors three through eleven feature 96 apartments to meet the growing demand for market-rate housing in the area.

The project utilized the industrial history and construction of the building to create apartments with 10’-12’ ceilings with exposed bell columns and concrete ceilings and floors. Parking for the building is located underground and at the first floor.

The project construction started in Septemeber 2009 with completion in October 2010. The total project cost was over $11 million. The design team consisted of INVISION Architecture and ERG Civil Engineers.

This project features restaurant and retail space on the ground level and 79 residential apartments above. Residential floors feature a variety of  studio, one bedroom, and two bedroom apartments (approximately 400 – 1,000 square feet). Also, each residence features a private exterior balcony, well-appointed storage, custom kitchens, and in-residence laundry.

At the core of e300’s innovative design is its geothermal system, one of the largest residential systems ever installed in Iowa. The system, which features several 400-foot underground loops filled with environmentally safe antifreeze, provides all the heating, cooling, and hot water needs for the building’s residential units.

Located in the heart of the East Village neighborhood, e300 addresses a growing trend in downtown living, while showcasing fantastic views of the Iowa Capitol and downtown Des Moines. Some of the many building amenities include a rooftop fitness center with floor to ceiling glass, a rooftop patio, and access to a community room.
